Marketing, Viewings & Referencing
Marketing
Your agent will ideally have a online presence and will now place your property on the single most important advertising platform the internet. Attracting the right quality of tenants is of high importance so advertising through local and national publications and the web is key. Marden & Son Estates strive to locate reliable and professional tenants, obtaining the best possible price and all within a reasonable time scale.
Viewings
All prospective tenants are accompanied by one of Marden & Son Estates professional and fully trained negotiators. In the event your property is occupied, all appointments are arranged in advance by appointment strictly. In most cases as you can appreciate for all parties involved it is much more benefical to supply as set of keys when possible.
Referencing
Once we find you a tenant thats is suitable to your requirements, we ensure
all prospective tenants are fully referenced (employment, landlord references and a personal credit check) which will give you a huge piece of mind.
We never reccomend tenants with referencing below par. We do all we
can to obtain all the necessary information and paperwork however you have the last say in moving forward whether you accept or decline a prospective tenant.

Key Information For Your New Tenants
- It is always useful to leave key information for your tenants e.g. operating
the central heating and hot water, washing machine & alarm systems.
Mortgaged Properties
- Notify your building society or bank
( for permission to sub-let your property )
- Notify your building & Content insurance
( cover for a third party residing in the property )
Leasehold Properties
- Confirm with your freeholder that is is no covernant restricting you or your prospective tenants
Deposits
- Assured Short Hold Tenancy? All deposits taken by landlords & agents are to be protected by the Deposit Proctection Scheme
( Within 10 days of signing the tenancy agreement, Since April 6th 2007 )
- Mandatory for Landlords to have an Energy Performace Certificate before entering the rental market
Gas Safety Certicicate
Annual checks are mandatory, the engineer should no longer be corgi registered but now on the Gas Safety Register and a valid certificate must be presented to the tenant/s at the start of any tenancy.
Inventory
Always ensure you obtain an inventory, any damages and deposits can be
held shown against the inventory. Marden & Son Estates is happy to make
the necessary arrangements for you.
Non Uk Resident Landlords
If you are going to reside outside the UK we are bound under the Taxes Management Act 1970, Section 78 and 83 to assess you at the basic rate of income tax (variable) due from rents we collect on your behalf if you are not
"self-assessing" your own tax. We should receive a letter of confirmation from your Accountant and Tax Office confirmin that they accept liability for
payment of your tax. (Please see your Accountant for self-assessment advice)
Alternatively, we can instruct a Tax Specialist or Tax Adviser who can give you advice or can be employed by you to take care of your tax affairs whilst abroad.

One of Marden & Son Estates experienced letting consultants will meet with you at your property to discuss every aspects of your
letting needs. We deliver an accurate valuation of the property’s
current market value and will recommend ways to further maximise
your rental property and offer any further guidance necessary.

It'll then be left to you to decide of what level of service you will require, ranging from just finding you a tenant to, collecting the rent or fully managing and maintaining the propery on your belhalf.
